RESIDENTIAL FOUNDATION REPAIR
Solving Home Foundation Problems since 1912
Sinking foundations, cracked and buckled foundation walls, and uneven floors are problems commonly faced annually by a quarter-million homeowners. Homes and other structures situated on unstable soils settle when their foundations are subject to extreme moisture variations or lack of proper drainage. A shifting foundation may result in structural damage to your home resulting in a loss of your investment.
The CHANCE Helical Pile Foundation System offers a technically superior and cost-effective foundation repair solution. The CHANCE System is backed by more than 80 years of structural and geo-technical engineering.
THE HOME FOUNDATION REPAIR PROCESS
The concept is founded on the principle of turning a helical “screw” pile into stable subsoil until the torque applied indicates that the necessary load capacity is achieved. Adjustable brackets are attached to the base of your foundation walls, connecting the piles to the foundation. The weight of your home is then transferred to the pile. In this process, the foundation, walls and floors, are repositioned and retained from further movement.
BEGIN WITH A PLAN OF FOUNDATION REPAIR
First, choose a trustworthy and reputable foundation repair contractor that serves your local area. One that will utilize the CHANCE Helical Pile Foundation System to remedy your foundation problems. A dealer trained and certified by CHANCE Civil Construction, will visit to inspect your home and foundation in order to determine the repair option that best fits your structural needs. The dealer will prepare a plan of repair based on your home’s damage, the weight of the home, and local soil conditions. The plan of repair will address the size, location, and load requirement for the placement of each Helical Pile. The dealer will then give a price quotation and estimate for the Helical Pile Foundation System installation.
Following the acceptance of the plan of repair, the contractor will excavate down to the footing at each pile location. A notch will be chipped out of the footing to accommodate a support bracket. A high-torque hydraulic drive head will screw the Helical Piles into stable subsoil until the prescribed depth is reached. A steel L-shaped bracket placed on top of each Helical Pile shaft will connect to the base of the foundation wall.
This innovative system contrasts with other more costly and time-consuming methods that require extensive excavation and disturb your home’s landscape.

FOUNDATION REPAIR
For stabilizing foundations or retrofitting to increase load capacity, CHANCE Piles are installed at intervals around the perimeter at affected locations. Independent of the structure, the piles are extended to depths which attain the installing torque correlated to the required load bearing capacity.
Special brackets are located where needed around the perimeter and secured to the concrete foundation. A pile is then torqued into the soil and connected to each bracket. The brackets permit lifting by hydraulic jacks. Tightening the nuts on the vertical bolts of the bracket locks off the load.
CHANCE FOUNDATION REPAIR ADVANTAGES:
- No heavy equipment required
- Quick installation
- Lower costs
- Time-proven engineered system
- Installs in limited access areas
- Limited excavation required
Atlas Resistance Piers or Piles
The Atlas Resistance® Pier is a manufactured, two-stage product designed specifically to produce structural support strength. First, the Pier Pipe is driven to a firm bearing stratum; then the lift equipment is combined with a manifold system to lift the structure. The Atlas Resistance® Pier System procedure provides measured
support strength. Atlas Resistance® Piers are spaced at adequate centers where each pier is driven to a suitable stratum and then tested to a force greater than required to lift the structure. This procedure effectively load tests each pier prior to lift and provides a measured Factor of Safety on each pier at lift.
BASEMENT WALL REPAIR
Concrete walls become stressed due to both horizontal and lateral earth pressure. This pressure mixed with water in the soil creates hydrostatic pressure. Poor foundations and those located in areas of weak or expansive soils, like clay and rock, eventually give to the pressure and begin bowing inward. If your foundation or basement wall is showing signs of bowing or bulging, this is a very serious foundation problem that can result in structural damage to your home.
Efforts to reposition bowing walls should be taken as soon as possible, because
when cracks appear in these walls the structural integrity is compromised. This problem must be addressed quickly to avoid the expense of wall replacement or the possibility of structural failure.
Using Helical Tie Backs and Wall Brackets, the wall is anchored and drawn back into place. The Helical Tieback repairs the bowing basement wall and saves the structural integrity of your home.
